The building of a modern property requires a wide diversity of materials and subcontractors, all of which have to be scheduled in the most efficient manner to meet the overall time scale. Phoenix Park Design & Build ensure the requisite subcontractors are available when needed and that the correct materials are ordered and delivered in accordance with the schedule.
The progress of the development is closely monitored at every stage and we ensure that everything complies with the contract and the consent document, including all of the plans & specifications. The customer is kept fully informed of progress at all times.
We also monitor and control the quality of the workmanship and the materials used. Any work undertaken by a subcontractor that is either incomplete or that we consider to be unsatisfactory is remedied promptly and within the agreed price.
Throughout the development we liaise continually with the designer or architect and other professionals to ensure that the development meets the specified requirements in all respects. The development is inspected by the building inspectors at the end of each stage, and we ensure that the construction is fully compliant with their requirements.
Phoenix Park Design & Build will manage all of the financial aspects of the project, including the scheduling of all progress payments and the checking of each individual claim for payment and each invoice against the approved orders.
Once the building has been completed, we arrange for the final inspection to be undertaken and for the final completion certificate to be obtained.
