A Complete Service


At Phoenix Park Design & Build we have the professional knowledge and expertise to reduce the technical, contractual and financial risks of the building process to you and free you from being obliged to monitor every step yourself.  We endeavour to ensure that your new home meets the current Building Code requirements.


The Preliminaries

It is always best to involve us earlier in the build process rather than later.  We can advise on the availability of building land, its suitability of your choice of property, as well as local land and property prices.  If you intend to arrange for a mortgage on the property, then we can advise on the best way of scheduling the payments in accordance with your lender's requirements.


We can assist you in taking your initial concept for your new home, whether it is just a general idea or an initially drafted design, through to a full set of architectural drawings and specifications.  These include artistic impressions of the property, including the landscaping to ensure that it meets your requirements.


Initial Approvals, Planning & Scheduling

Once the property has been fully specified in architectural terms, we arrange for all of the requisite consents and approvals to be obtained.  We also plan and schedule all of the main stages of the development, including the specification of the type and quantity of both the materials and the skills required at each stage.


The sourcing of all of the materials and subcontracted services are put out to tender with our approved suppliers, and we will select the most suitable according to their tendered prices and their availability.


Managing The Development


The building of a modern property requires a wide diversity of materials and subcontractors, all of which have to be scheduled in the most efficient manner to meet the overall time scale.  Phoenix Park Design & Build ensure the requisite subcontractors are available when needed and that the correct materials are ordered and delivered in accordance with the schedule.


The progress of the development is closely monitored at every stage and we ensure that everything complies with the contract and the consent document, including all of the plans & specifications.  The customer is kept fully informed of progress at all times.
 
We also monitor and control the quality of the workmanship and the materials used.  Any work undertaken by a subcontractor that is either incomplete or that we consider to be unsatisfactory is remedied promptly and within the agreed price.


Throughout the development we liaise continually with the designer or architect and other professionals to ensure that the development meets the specified requirements in all respects.  The development is inspected by the building inspectors at the end of each stage, and we ensure that the construction is fully compliant with their requirements. 


Phoenix Park Design & Build will manage all of the financial aspects of the project, including the scheduling of all progress payments and the checking of each individual claim for payment and each invoice against the approved orders.


Once the building has been completed, we arrange for the final inspection to be undertaken and for the final completion certificate to be obtained.


Flexibility

Quite often a customer's view of their requirements can change during the development, so we stay in close touch with the customer to ensure that any changes can be accommodated with minimum delay to the development and at minimum cost to the customer.


Equally, variations can arise during the building process.  For instance, a more practical or efficient means of accommodating a particular aspect might be identified, or a particular feature may prove difficult to implement.  In these cases, Phoenix Park Design & Build will liaise closely with all concerned  especially the customer, to ensure that the best solution is chosen and implemented in the most timely and efficient manner.


Inevitably, questions and queries arise during the development, so we always stand ready to clarify the construction documents with the subcontractors.


The Ideal Home


When you take possession of your property, you will have a home that satisfies all of your requirements and fully complies with your initial conception.  In the unlikely event that any non-compliance does arise, then we stand ready to rectify it promptly with minimum disruption to you.
